Tips of the Trade

Looking to buy your first home? Or has it been a while since you dove in head first into getting a mortgage?

We are here to help you with the ins and outs of what to check on while going through this tedious process.

Shop homeowners insurance!

You should always get at least 3 homeowners insurance quotes when buying a new home. They can vary wildly. Its all based on the insurance companies losses they have sustained in the zip code of the house you are purchasing.

File Your Homestaed ASAP

Did you just buy a primary residence? Make sure to immediately after closing, fill out your homestead filing with either the city or county, whomever determines the appraised value to calculate your property taxes. if you do not do this in a timely manner, you could end up paying MUCH higher real estate taxes because they think this is an investment home or secondary residence,

Did you get a Warranty?

Another Team Hennessey TIP- make sure to register your new appliances and confirm your home warranty if you purchased one at closing. This is super important as the coverage needs to be confirmed just in case you need to claim an incident! Things happen so make sure to protect yourself and your wonderful NEW HOME!

IGNORE SPAM Mail

Make sure to contact your Lender if you have ANY doubt that some correspondence came directly from them. This is a new scam. The predatory lenders are sending out "official" looking documents when in fact they are just advertisements!
